Painting Contractor in Orlando, FL

Orlando has six local historic districts, and six in ten of its occupied homes are rented. Homeowners, landlords and condo boards can all hire OverTop as their painting contractor in Orlando, FL.

Do you need city approval to repaint in an Orlando historic district?

Orlando’s six local historic preservation districts are Downtown (1980), Lake Cherokee (1981), Lake Copeland (1984), Lake Eola Heights (1989), Lake Lawsona (1994) and Colonialtown South (2000), according to the City of Orlando. The city’s page describes late Victorian, Craftsman bungalow, Mediterranean, Tudor and Colonial Revival homes in those districts, built from the 1870s to the 1940s.

Exterior work in a district needs a Certificate of Appropriateness before a building permit can be issued. The city’s historic preservation FAQ calls it a planning approval, and most exterior projects are minor reviews that staff handle in 7 to 10 business days.

That FAQ sends paint questions to historicpreservation@orlando.gov, the city’s historic preservation office, so anything about color in the six districts goes there.

Who paints Orlando’s rentals and condos?

Only 39.5% of Orlando’s occupied homes are lived in by their owners, according to the US Census ACS 2020-2024 5-year estimates. In much of the city, the person who books the painter is a landlord, a property manager or a condo board.

Owners and boards start the way homeowners do, with a walk of the property and a free, detailed written estimate that everyone who signs off can read. Our commercial painting page covers the buildings we work on, with separate pages for apartment communities and HOA and condo associations.

How old are the homes around Lake Eola and College Park?

Lake Eola Heights covers about 38 blocks, mostly built between 1905 and 1925 after the freezes of 1894 and 1895 ended the citrus groves there. The city lists Craftsman, Mediterranean Revival and Colonial Revival homes and clapboard farmhouses in the district. Wikipedia describes century-old oaks lining brick streets from Lake Eola into College Park, which holds two National Register districts of its own.

Some Orlando mailing addresses sit outside the city. Dr. Phillips is a census-designated place in unincorporated Orange County, and Wikipedia’s neighborhood list shows Azalea Park and Conway only partly inside the city.

Our blog has more on the city, from Orlando’s best-known wall murals to painting in the Milk District and painters in Baldwin Park. For a historic bungalow or a block of rentals, the first step is a walk-through. Call or text (407) 450-2020 to set one up.

Questions and answers

Questions about painting in Orlando

Can I change my paint color in a historic district without city approval?

Ask the city first. Orlando’s historic preservation FAQ sends paint questions to historicpreservation@orlando.gov.

Do you paint for Orlando landlords and condo boards?

Yes. A landlord, a property manager or a condo board gets the same start as a homeowner: a walk-through of the property, then a free, detailed written estimate with the scope and the price.

Is Dr. Phillips part of Orlando?

No. Dr. Phillips is a census-designated place in unincorporated Orange County, even though many addresses there read Orlando. Windermere is a separate town.

Which Orlando neighborhoods do you work in?

Our Orlando list includes Thornton Park, College Park, Baldwin Park, Delaney Park, Audubon Park, Mills 50 and Lake Nona, plus the historic districts of Lake Eola Heights, Lake Cherokee, Lake Lawsona, Lake Copeland and Colonialtown South; if yours isn’t named, call or text (407) 450-2020.
