Why do Florida houses turn green and black?

Algae and mildew. UF/IFAS Extension notes that both thrive in Florida’s heavy seasonal rains, and the Sarasota County extension office says most molds do best above 60% relative humidity. In 2025, the Orlando weather station recorded an average relative humidity of 71%, according to the National Weather Service.

What can you pressure wash?

More than the house. We wash house walls, driveways, sidewalks and pavers, and we also clean roofs, pool decks, fences and screen enclosures. Put one of them on the estimate, or several.

Tell us about plants or outdoor furniture close to the walls when we come out, so we can plan around them.

When do you use a soft wash instead?

A soft wash uses lower pressure and lets a cleaning solution do more of the work. Stucco walls and the screens of a pool enclosure get a soft wash. For the other surfaces, we choose the method once we see them.

Should I pressure wash before painting or staining?

Yes. Paint and stain go on clean surfaces. On our exterior painting jobs, pressure cleaning every surface we’re going to paint is the first prep step, and decks and fences get washed before deck and wood staining as well.

If you’re planning an exterior repaint, the wash is already part of it. If the house, driveway or pool deck only needs a cleaning, you can hire us for pressure washing on its own.
